He started the company twenty years ago doing fire extinguisher inspections out of a van. Now he has eleven technicians, three office staff, and contracts covering over four hundred commercial buildings across Charleston, Berkeley, and Dorchester counties — hotels, restaurants, office buildings, churches, schools, warehouses, and the historic properties downtown that have fire protection requirements unlike anything else in the state. The complexity was not the fire protection work itself. His technicians are good. The complexity was the compliance calendar. Every building has systems that require inspection on different cycles: sprinkler systems quarterly, fire alarm panels annually, hood suppression systems in restaurants semi-annually, standpipe systems every five years, backflow preventers on fire lines annually with a different authority having jurisdiction than the fire systems themselves. Some buildings have all of these. Some have two. The cycles overlap, the jurisdictions differ, and the consequences of missing an inspection range from a warning letter to a building being shut down by the fire marshal. He had been tracking it on a combination of spreadsheets, calendar reminders, and institutional memory — which worked until the technician who held most of that memory in his head retired last year. The month after that retirement, they missed three quarterly inspections. Nobody was hurt. Nobody was fined. But it shook him, because the entire value proposition of his business is that buildings stay compliant because he makes sure they do. If he misses an inspection and something happens, the liability is not theoretical. We built him a compliance manager that treats every building as a collection of systems, each with its own inspection cycle, its own code requirements, and its own jurisdictional authority. When he onboards a new building, the system asks for the occupancy class, the installed fire protection systems, and the AHJ, and then builds the complete inspection calendar automatically — not just the next inspection, but every required inspection rolling forward, with alerts at thirty, fourteen, and seven days. The NFPA code requirements differ by system type and occupancy class, and Charleston's historic district adds a layer that most fire protection software ignores entirely. Buildings on the National Register or within the BAR's jurisdiction often have variances — approved deviations from standard code because you cannot cut into a wall built in 1803 the same way you cut into drywall. The system tracks those variances by building so that a technician walking into a Church Street property knows before he opens the door that the third-floor standpipe has an approved reduced-pressure configuration and the spacing exception on the east wing sprinkler heads was granted in 2019 and renewed in 2023. Technician routing runs every evening for the next day. It knows who is certified for what — NICET levels differ, backflow certification is separate, some jurisdictions require specific state licenses — and it knows where they live, so the morning routes minimize windshield time. A technician in Summerville does not drive to Mount Pleasant for one inspection and back to Summerville for the next. When a technician finishes an inspection, the report generates on-site: every head inspected, every valve exercised, every deficiency noted with the applicable NFPA reference and a photograph. If there is a deficiency, the system creates the repair proposal before the technician leaves the building. The building owner or property manager gets the report by email within the hour — not three weeks later when someone in the office gets around to typing it up. The deficiency tracks as an open item with its own follow-up calendar: thirty days for most repairs, immediate for anything that constitutes an impairment. If a sprinkler system is impaired, the system generates the fire watch notification that the building owner is required to implement and alerts the AHJ if the impairment exceeds the allowable duration. His office staff used to spend most of their time assembling reports and chasing scheduling. Now they spend it on customer relationships and new business development. His technicians used to call the office to ask about building-specific details. Now the details are on their tablet before they pull into the parking lot. "I got into this business because buildings with working fire protection save lives," he said. "I was spending eighty percent of my time on paperwork to prove the fire protection works. Now I spend eighty percent of my time making sure it actually does."
